The Sealcoating Process

Sealcoating is made of either tar pitch or asphalt cement, which is mixed with water and emulsificants. Before applying sealcoating, technicians will clean the pavement to ensure that it’s free of dust and debris. Grass will be removed from any cracks in the asphalt and all of the edges will be cut back to ensure all edges get covered with seal coat material.

The sealant is applied to the surface before being allowed to cure. It can be applied to the asphalt with various different methods. Here at Gallaher Seamless Paving we apply coal tar emulsion (water or latex based) of the industry's standard sealant by brush. We find it allows more material to seep through to be sure of a thicker application. After only four hours, it’s safe for foot traffic. Vehicular traffic can resume in 24-48 hours.

It’s recommended that asphalt be treated every few years as part of regular maintenance. This is especially true for high-traffic areas or for asphalt that’s frequently exposed to chemicals such as salt and oil.

Benefits of Sealcoating

Constant exposure to the elements means that even expertly installed pavement will eventually start to show signs of wear and tear. The asphalt will need to be milled or even completely repaved if left untreated. However, regular sealcoating maintenance can prolong the life of your asphalt by decades.

Pavement is made up of a few different layers. Beneath the top layer of asphalt are functional base layers that help with drainage and weight distribution.

When water and chemicals penetrate into those base layers, it can effectively destroy the pavement, causing cracking, raveling, and potholes. Sealcoating acts as a protective layer over the asphalt, ensuring that those base layers of pavement remain intact.

3. Affordability

In the long run, it’s extremely expensive not to maintain your asphalt. And thankfully, sealcoating is quite affordable. Here in Virginia, it typically costs between 30 and 50 cents per square foot. By comparison, an asphalt overlay costs $3-$5 per square foot, which is ten times more expensive!

Crack filling is typically a quick and straightforward process. It doesn't require extensive preparation or downtime, and the repaired areas can usually be used within a short period. This convenience makes crack fill an ideal choice for those who want to quickly address cracks and return to using their driveways without significant disruption.

Benefits of Crack Filling


Crack Filing has limited uses that property owners should know before attempting to repair asphalt pavement. Since the sealant is injected into or on top of the crack (solely to lessen the chances of moisture intrusion), this method is used for very minor, shallow cracks that are less than 0.75 inches wide and that have minimal to no deterioration at the edges (such as spalling or secondary cracks).

To put it simply, this sealing method must be used when cracks are in their infancy. If the asphalt damage is considerable, crack sealing likely won’t be sufficient to protect your pavement.

Sealing cracks with hot-patch asphalt is an effective technique for addressing what are known as “nonworking cracks”—which are less than 0.1 inch wide, in pavement that doesn’t suffer from a lot of ground movement or settling. Filling deep or wide cracks and potholes with a filler can extend the life of your pavement.
